Residential units with reputation tarnished. Auction-sales method which has no option exercise grace period. Might require full cash, depending on readiness of mortgage banker. Might require extensive renovations given that they were not used in the last 3 years (I doubt the Sheriff’s Office does monthly cleaning and maintenance inside the units). Yet priced above $3000psf. And bids did not clear reserve price. Who set the reserve price? On what basis: market comparables only? Did Sheriff’s Office heap on a large dose of optimism on top of Chief Valuer’s valuation to set the reserve price? Is this a waste of taxpayers time and money or is this trying to recover the maximum for state coffers? Looks like recent transactions of GCBs are all significantly below asking prices, and also took many months. Also seems like prices are coming down to $2000 per sqft at this prestigious location, about 20% lower than when a larger house was transacted in Aug2023 around the time when Fujian Gang was busted.
